What is a townhome?
A townhome is a single family home that shares a portion of a wall with other independently-owned units. You will have an individual deed to your townhome, the interior and exterior walls, lawn, and roof.
How many townhomes will be in Windward Cove?
Upon completion there will be 20 townhomes.
Are boat slips included in my purchase price?
Yes, each waterfront townhome comes with its own private boat slip. The 6 townhomes located off water will have rights to use the covered marina for a monthly fee.
May I build a boathouse at Windward Cove?
No, boathouses are not allowed at Windward Cove; however, you may install an underwater boat lift in your private slip.
May I build a fence?
Yes, fences are allowed. The design and location must be approved by the Architectural Review Committee. A 4 foot high black metal fence may be built along each side of your property and along your seawall. Small sections of wood fencing may be allowed if approved by the ARC.
Are there Homeowner Association Fees associated?
Yes, you will become a member of Windward Cove Owners Association and pay monthly WCOA fees in the amount of $200.00.
What is included in my WCOA monthly fee?
The fee covers the maintenance of the entrance feature including the lighting and irrigation. Most importantly, your building insurance is included which means you do not have to purchase a separate homeowners insurance policy. The fee also covers lawn maintenance, insurance deductible reserve fund, administration, legal and accounting for the association. You may request a copy of the budget from your Realtor or the builder.
Tell me more about the insurance coverage?
The insurance policy through the WCOA covers the interior and exterior of your townhome with replacement cost coverage. This coverage will be based upon the cost of the basic plan design. It will not cover the contents of your home, meaning you will need to purchase a separate contents policy, which is very economical. The replacement cost policy assures the exterior of the townhomes will remain consistent in appearance in the event of a covered loss.
Is my lawn care managed by WCOA?
Yes, the association has a contract in place with a selected vendor which provides for weekly in-season mowing, edging, weed removal and blowing of both the front and rear yards. It also includes the purchase and placement of new pine straw twice a year. So you can get rid of your lawnmower and enjoy all Windward Cove has to offer!
Will I also be a member of the Lake Caroline Owners Association?
Yes, you will become a member of LCOA with annual dues of $950.00 which includes use and maintenance of the lake, 3 swimming pools, 2 clubhouses, walking trail, park, trophy bass fishing, tennis courts and annual neighborhood social events among many other amenities.
Will all townhomes have the same exterior appearance?
Yes, the townhomes are required to have the same exterior paint colors, garage doors, roofing, copper finials, masonry appearance and driveway materials. Attention to these details will help to insure long term values.
Does my townhome share a “party wall”?
No, each individual townhome has its own common wall. While the exterior appearance leads you to believe the walls are attached, the only portions of the townhomes which truly attach are on the exterior such as the roofing materials, masonry and siding details. Careful attention to detail was taken by the architect and builder to prevent sound transfer. The individual common walls were constructed using the staggered placement of studs, sound batt insulation and 2 layers of 5/8 inch fire rated drywall in each townhome where the common wall exists. The builder will be happy to address any concerns you may have.
May I have a pier installed?
Yes; however the pier locations will be lot specific and will be limited to a maximum of 12 feet by 16 feet. The builder will be happy to discuss your request. See the Finishes and Upgrades Addendum.
May I have a screened in porch?
Yes, screened porches are allowed at an additional cost and the design must be approved by the ARC to assure continuation of design appearance. See the Finishes and Upgrades Addendum.
Who manages the WCOA?
The association is currently managed by the developer during the construction process. Once construction nears the end, the association will be turned over the Windward Cove property owners who will elect a governing board and vote on all decisions.
Where is my mailbox located?
The mailboxes are located at the end of the street in a common drop box. You will be given a key at closing for your townhome access.
May I select my interior finishes?
Yes you may select your own finishes subject to the builder allowances in cost for any townhome where the finishes have not yet been installed.
May I select my appliances?
The builder has arranged for the purchase of two different appliance packages and is constructing the cabinets to fit those dimensions. Please see the Finishes and Upgrades Addendum for further information.
